Cerf Island combines the fact to be an island, but is not far from Mahe. It is not very easy to enter in the community of Cerf Island as land is not often offered for sale, and the proposed area is quite an exclusive area.

The property available is made of two plots which are sold as one together.

Between two contour lines, the declension is 10 metres

You will observe that 60% of the property is under the line of 10metres high.

Between 10 and 20 metres above sea level, you have another 15% of the property, from where you have a great view towards Mahe.

Even the land located between the 20 and 30 metres is sufficient to place a nice villa if one wanted to do so.

Most of it is accessible without much efforts.

The beach access is only 16 meters but all beaches are public. Therefore you can walk the beaches as you like.

Many properties on Cerf have a problem of landing. This area is quite easy to access.

Actually the long stretch of this beach facing Mahe stops at the rocks and these rocks are not only beautiful but they provide some privacy to the property.

Not far from the entrance, one will discover an old house which could be very useful for the future owner of the property.

When facing a sandy beach frontage, there is a legal obligation to leave 25 meters between the new construction and the high water mark, in order to prevent the erosion.
Nevertheless, renovating and refurbishing an old building is not falling in the same category.

The flat area is quite large and the prior generations who had a very good understanding of the property had organized a proper drainage on the property for coping with the heavy rain of the rainy season.

The property counts many fruit trees.

When entering in the undeveloped area, one can notice some more flat land.

Lost in a corner of the property, one famous coco de mer palm tree, unfortunately may say some, it is a male coco the mer and it will not bear any well known giant nut.

This property has so much to offer: being on Cerf Island, on an accessible part of the island, a sandy beach, a flat area for development or other activities, and a progressing slope with two plateaus enjoying a beautiful view towards Mahe.
